When it comes to planning it is always best to know where you stand before you start a project and a site feasibility does just that. When completing a site feasibility there are a number of criteria that need to be assessed including landscape and visual impact, access and overall appropriateness. EWF have compiled numerous site feasibility reports and whilst such a document cannot give any guarantees that planning will be achieved, it certainly gives an indication as to whether it will be viewed favourably or not.
The plan for this particular site was for the land to be rented from the landowner for the duration of the project, with the need for a legal agreement and the subsequent cost of a full planning application. Whilst the site did tick a number of boxes, the proximity to residential dwellings was too close and it was therefore dropped from the portfolio.
At EWF we know that this news was disappointing to our client, however it saved them both time and money to be told at the early stages of a project that a site is not viable. It is worth bearing in mind that if a site is not deemed appropriate, a feasibility study of a residential dwelling for example will note if appropriate, that it’s a longer term site and one that could achieve success in a number of years.
