When planning permission is obtained it is very easy to think that work can commence straight away, particularly when a project has taken some time to get to that point. However, planning conditions are a very important aspect with pre commencement conditions put in place to ensure that the site is fully investigated prior to the groundworks starting.
This site, under 10 dwellings, was noted to be in an area that had the potential to be of archaeological importance. Therefore, a condition was placed that required an archaeological investigation following a ground survey.
The significance of this type of condition relates directly to the timeframe for the build out. This site required trial trenching which took three weeks for the onsite work and an additional four weeks for the report to be written up and sign off given by the County Council archaeological department.
